There are many ways to make the house cool even without air-conditioning equipment. One is the open house design by Victoria Masi Pryor’s brother, Paul Masi, of Bates Masi Architects. Environmentally friendly modern house located at the end of a long private drive in Montauk’s Hither Hills. The main room of this house using glass as wall and door, so the room would always light even without the lights because the sun can get into the room. When the weather is right, the sliding-glass pocket doors remain wide open, letting the living room, dining area, and kitchen double as  a breezy porch; when it’s not, the home is heated and cooled through a geothermal system.

The house is wood floor so the room was always cool. With the help of landscaping architects Coen + Partners, Masi lined the home’s perimeter with wild grasses and meadow flowers and laid native northeast bluestone pavers up to the main entrance of the house. The dining table and chairs are by Eero Saarinen and sofa is from  B & B Italia so the house interior looks more luxurious. With an open  house concept, the master bedroom on the second floor can be a comfortable place to rest because I could see the beautiful scenery of trees outside. Source of article
